Section 32 (Vendor Statement)

A Section 32, or Vendor Statement, is a legally required disclosure document in Victoria that a property seller must provide to a buyer before a contract of sale is signed, detailing the property's legal and financial status.

A Section 32 typically includes details such as any mortgages or caveats on the title, planning zone information, outstanding rates and charges, and any notices affecting the property. Buyers and their agents should review this document carefully, often with a conveyancer or solicitor, before proceeding to exchange contracts, since it discloses risks and obligations that may not be visible from an inspection alone. Other Australian states use similarly purposed disclosure documents under different names, for example a Section 32 equivalent in NSW is generally covered within the Contract of Sale disclosure requirements.
