Buyers agent fees in Australia generally fall into a few common structures: a fixed fee, a percentage of the purchase price, or a combination of an upfront engagement fee plus a success fee payable on completion.

Common fee structures

Percentage-based fees typically range from around 1% to 3% of the purchase price, while fixed-fee models are more common for full-service engagements covering search, due diligence, and negotiation from start to finish. Some agents also offer a lower-cost negotiation-only service for buyers who have already found a property themselves.

Is a buyers agent worth it?

The value case generally rests on time saved, access to off-market opportunities, and skilled negotiation potentially offsetting or exceeding the fee through a better purchase price or avoiding a costly mistake. For time-poor professionals, interstate investors, or first-time buyers unfamiliar with the process, the fee often reflects genuine expertise rather than a markup.
